The Process

If we are successful in offering a property that meets your requirements then you will probably want to understand each step of the process.

Securing the Property

At the point of an offer being accepted by a landlord we ask our tenants for a holding deposit equivalent to one week’s rent. This is a sign of good intention. Upon receiving a holding deposit we would then stop marketing the property and begin preparation of the tenancy documentation. The holding deposit is not a fee and in effect becomes the first week’s rent paid in advance. Should a prospective tenant pull out prior to contracts being signed then they would forgo the holding deposit. If a landlord changes their mind and withdraws from proceedings then the holding deposit would be refunded to the tenant.

References

Each person named in the tenancy agreement will need to pass an assessment that involves references and a credit check. This work is carried out by an independent agency.

Inventory

We arrange for an inventory clerk to inspect the property at the start and at the end of the tenancy. Their job is to fully document the condition of the property and a detailed report including photographic evidence will be made at both inspections.

Security Deposit

You will be asked to submit a security deposit equivalent to five weeks rent. This is held for the term of the tenancy by a Government accredited tenancy deposit protection scheme.
